KFH reveals new branch locations
Kinleigh Folkard & Hayward plans to open four new branches by the end of the year.
They will be based in Ealing, Crystal Palace, Finchley and Harringay, bolstering the London lettings firm’s branches to 26. Meanwhile, the firm is upsizing its branch in Beckenham, Kent, which Judienne Wood, the firm’s lettings director, says she expects to be completed by the end of March.
Wood has also tweaked KFH’s terms of business in line with changes to its new service offering. The firm has discontinued its let-only service and is offering clients either a let and rent or a fully-managed service charged at 11% and 17% respectively. The firm’s average rent is £1,300 per month. Wood says: “It’s about giving clients a full picture of how we operate and what we do.”
As part of the new terms, KFH is offering landlord clients a refund in the event that a tenant leaves their property early, providing they agree to give the agency two months to attempt to re-let the property. Wood says: “We thought we should put our money where our mouth is, irrespective of any break clause. It’s about trying to be the John Lewis of lettings and being able to take the hit.
“It’s much easier to tell clients that they get what they pay for if they don’t have to pay for what they don’t get.”
KFH has also decreased its renewal fees, with clients paying 8% when a tenancy is renewed after 12 months, 6% after 24 months and 4% after 36 months.
