Modern Property Solutions Review, Creative Financing and What NH Sellers Should Ask

A buyer calls back about your Londonderry house with an idea. Instead of paying you all cash at closing, what if they paid you over time, or took over your loan? It sounds flexible, and it also sounds like something you'd want to understand before you sign, so you pull up a Modern Property Solutions New Hampshire review to see how this Massachusetts buyer works.

This piece covers what Modern Property Solutions publishes, what the BBB and Clever show, and what "creative financing" can mean for you. It also explains how the company compares with IPS Cash, which makes cash offers on houses as-is from its office in Nashua. Every claim is tied to a source you can check.

Why IPS Cash Stands Out for Nashua and NH Sellers

IPS Cash, the doing-business-as name of Inherited Property Solutions LLC, works out of 21 Temple Street in Nashua. It's bought houses in New Hampshire since 2016, and the company calls Nashua its home base and its busiest market in Hillsborough County. Joe Theriault owns it and runs it as CEO. He's a landlord and investor, and his company first grew by buying inherited homes from families.

The offer it makes is a cash offer. You won't pay commissions or fees, and it covers closing costs by building them into the price it offers. Its BBB file shows an A+ and accreditation that began in 2024. In October 2026, its Google listing showed 4.8 stars from 172 reviews. A close can come in 7 days, or you can push the date out to roughly 60 days.

Mike Poisson kept his Google review short. "As a seller IPS Cash was a great experience everything went smoothly from beginning to end."

Who Runs Modern Property Solutions

Modern Property Solutions is based in Woburn, Massachusetts. The BBB lists it as a sole proprietorship with one employee, managed by Mr. James Heartquist. Its own pages name James and Nancy Heartquist as owners and say they "transitioned into buying houses in 2018," which matches the BBB start date of January 1, 2018.

Two small details don't line up. The site gives its address as 100 Tradecenter Drive, Suite G700, while the BBB lists 100 Sylvan Rd, Suite G700, both in Woburn. Its main phone is a 339 number, and its New Hampshire page uses a 603 number. Neither point is a red flag, though it's worth confirming which office you'd work with.

The BBB rates the company A+, and its accreditation line reads "None." Clever's profile says it was accredited in 2019 and isn't now.

What It Publishes About Terms

Fees

Its New Hampshire page says you won't pay "title fees, repair charges, commissions, or other selling fees." It adds, "We'll cover closing fees." That's clear and generous wording, and you should still ask for a net sheet.

Speed

The site promises an offer "in a matter of hours" and a close "in as little as a week." It doesn't describe a longer closing window.

Property and Places

It buys "mobile homes, duplexes, houses, and other real estate types." The New Hampshire page links to Manchester, Nashua, Hudson, Londonderry, Salem and Concord and names all ten counties. Clever adds Massachusetts, Connecticut, Rhode Island, Florida, Arizona and parts of Texas. That's six states for a one-person shop, so ask who would actually show up at your house.

Creative Financing, in Plain English

The company's New Hampshire page says it may use "creative financing." It doesn't spell out what that means for a given sale, but in general the phrase covers setups where you don't get all your money at closing. Seller financing is one example, and a buyer taking over payments on your loan is another.

Those setups can help in some cases. They also leave you tied to the house after you've handed over the keys. If the buyer stops paying, your credit or your loan could be on the line. So ask three things. Will I be paid in full at closing? If not, when and how? Is the mortgage in my name paid off?

New Hampshire law adds one more layer. If your home is in default and a buyer offers a buy-back, a lease-back or a price that won't pay off your loan, RSA 479-B can apply. Under that chapter, you get the contract at least 72 hours before you sign, and you hold a right to cancel within 5 business days. Talk to a lawyer before you sign anything like that.

On assignment, Modern's own checklist makes a fair point: "If they plan to assign, they should let you know." Ask Modern that question. Then ask every company you talk to, IPS Cash among them, who the legal buyer is and for written proof of funds.

Reviews

Any Modern Property Solutions New Hampshire review runs into the same gap here. Modern's site shows no review count. Clever lists 4.7 from 13 reviews, 12 on Google and 1 on the BBB, and says the newest is 39 months old. Those are third-party numbers, and a small, old sample makes it hard to know how the company handles sellers today.

Best Fit by Seller

Modern could suit a seller who wants to hear options beyond a cash price and has a lawyer ready to read the terms. Its fee language is strong, and it names mobile homes.

IPS Cash suits a seller who wants a cash offer and a clean break. It buys inherited houses, rentals with tenants, homes in foreclosure, and houses with costly repairs or title trouble. If you need to stay in the house for a stretch after closing, ask about an occupancy agreement.

Questions for Any Buyer

  • Will I be paid in full at closing, and is my mortgage paid off?
  • What could change the price after the walkthrough?
  • How long is the inspection period, and on what grounds can either side back out?
  • Who is the buyer of record, with proof of funds in writing?

Ask IPS Cash these too. Some of its reviewers say the price moved after an inspection, and written answers keep everyone honest.

The Bottom Line

A balanced Modern Property Solutions New Hampshire review finds a small Woburn shop with strong fee language and a creative financing option that calls for care. If you want a cash sale of a house in Nashua or southern New Hampshire, call IPS Cash first. It aims to get you a cash offer within about 24 hours, usually after its team sees the house. The number for its Nashua office is (888) 893-7188. There's no obligation, so take your time and compare.
