Virtual agency launches with £349 fee

A virtual estate agency has launched with a £349 fee, which it guarantees to refund if a rival firm beats them to the sale.

The business, called eMoov.co.uk, has been designed to challenge traditional agency and its “unjustifiable” fees.

Founder Russell Quirk says: “We don’t use an unfair percentage-based fee structure whereby the more expensive your house is, the more you pay. Our charges are the same for everyone regardless.”

eMoov.co.uk clients can opt for one of three fee options: a £349 plus VAT one-off payment, a 0% upfront payment and £999 plus VAT on completion of the sale or £249 per month until their property is sold, which is for vendors who believe their house will sell quickly. 

Once the fee option is chosen, an eMoov agent will undertake the photography and floor plan and any other optional extras selected.

Optional extras include Rightmove Premium Listings for £75, elevated photography for £150, conveyancing from £299, For Sale boards for £30 and Energy Performance Certificates for £75.

Quirk, who has worked in agency for 11 years and most recently ran five-office Essex-based firm Quirk Deakin until he sold it in November, says: “We want to establish a rather different approach to home selling. eMoov is easy, flexible and above all good value. Our money back guarantee further reinforces our commitment to proving that our way of doing things, whilst much cheaper, is just as effective.”

Quirk has launched the site in Essex, but says he hopes to expand its reach over time.

The development follows the soft launch of iSold, the virtual agency business Spicerhaart bought from Tesco, earlier this year.
